Recommendations
for responsible re-development in the Warden and Finch Area including Bridlewood Mall
The group is developing a framework for what sould be addressed and incorporated in the mall area:
Critical Items:

Development of any "Mixed Use" parcel should be "Mixed Use"
i.e. any new development should be at least 50% employment and at most 50% residential

Any part of the property that will be severed should have densities after severance, no higher than existing properties in the area

No Development before all services are in place or committed - schools, sewers, hydro, hospitals, police, transit etc.

- Development to be in character with the surrounding area
- Green building: not just in energy efficiency, but also in proportions (dimensions) and colour (trees, grass areas)

That any zoning changes be dependent on development being completed within a defined time limit

- Full service medical building (doctors, labs, xray, dental etc)
- The 20% mandate for affordable housing be dedicated to senior lifestyle
- Safe access to the mall for immediate neighborhood (senior bldg on south west corner)
Important Items:
- More commercial and retail space
- more upscale shops
- destination shopping
- affordible commercial space for community services such as Community Hubs
- More parking to make this an inviting destination shopping mall
- Community Service expansion (sec. 37 dollars to stay in our community)
- Architecturally compatible with existing neighborhood
- More green (trees, grass)
- Larger full service library
- "Build a Town"
- Need a subway/rapid transit
- Infrastructure increased first to meet level of development
